1. You must call the REALTOR on the sign. NO! NO! NO! You can if you aren't working with an agent already. But you don't have to. If it's a listing in our MLS, than any member of the MLS can help you.Remember, the agent on the sign is also working for the seller!
2. You'll get a better "deal" if you work with the listing agent. Maybe, maybe not. We all work on commission and usually (unless we represent both sides) split that commission with another agent and each agent splits their commission with their broker. And besides the listing agent represents the seller.
3. You need to work with an agent from the company on the sign. No, again.
4. You should never pay more than assessed value. False. The assessed value is just a number used for property taxes. Some properties sell for more, some for less. It really has nothing to do with market value.
5. If my house sells right away, then it was probably listed too low! False. It was probably listed just right. Often times, the first offer is the best. Buyers comparison shop and it's not hard to tell if your home is overpriced.
6. It's better to list high so you have negotiation room. False. The closer you are to market value, the better price you will probably get.
7. It's better to list with the agent who gives you the highest price. No! No! No! Again, properties sell quicker and for more money if priced at market value. There are agents who inflate list prices just to get listing. Choose the agent who does their homework and can validate the value they put on your home. Do they have a good marketing plan? Ask them what they do to market a property.
It is best to work with one agent. Loyalty on both sides is important! It will save you time and frustration. Ask them to explain the buying or selling process before you get started. Work with someone you feel comfortable with and who takes the time to really listen to you and understands your housing needs.
