A for sale by owner (FSBO)property is a property that is not being represented by a real estate broker. The owner is doing all the marketing, advertising, showings and negotiating of the sale and purchase on their home.
The main reason a homeowner sells their home by owner is they want to save money by not paying a real estate broker to help them sell their home. Actually, using a REALTOR usually nets the owner about 15% more! And more importantly, what many homeowners don't realize is by taking on the responsibilities involved in selling a home, they are also taking on the potential risks.
Is this a good idea? Some people find selling their home themselves works well for them. If they have the time and resources needed to successfully complete the sales transaction, it does. Selling a home is an involved legal process. There are many disclosures needed to protect both the seller and the buyer. There are many other people involved including the lender, the appraiser, inspectors, title companies and lawyers to name a few.
Statistics show that about 80% of FSBOs end up selling a home through a real estate broker. Here are just a few reasons why: they couldn't find a qualified buyer, they need help in clearing their title, they aren't able to successfully negotiate inspection issues, the buyer backs out at the last minute, they do not have a flexible schedule to provide for showings during normal business hours, their property does not appraise for the sale price. These are all roadblocks that professional REALTORS have faced before. They have the knowledge and experience to guide a seller successfully through the process and actually prevent problems from happening!
Real estate is a profession. Most REALTORS do care. They want a smooth transaction and since most of their business comes from referrals, it is important to have satisfied sellers and buyers!
